TOURIST TRAP AND SCAM; this hotel is currently under construction(not sure what kind) and not in conditions to be living inside: there’s dust everywhere, and sound penetrating all the walls. The shower walls have mold! The management is horrible , they will ignore you and take your money even if you do not stay there. All their pics online are stock photos

We stayed here for 2 nights for the rugby and paid £376 euros for the two nights for a room only. When we woke on the Saturday there was little water pressure and little hot water. The Sunday there was no water pressure and no hot water. We complained but they said that there was nothing they could do and offered no alternative. Not what you wanted after two days in Rome and the day you are flying home. I asked if there was another room we could use to have a shower but again was told no. This is supposed to be a boutique hotel but not even a €0.50 bottle of water gets replaced on the first night. This was a very disappointing stay. There is carpet missing from the stairs and glue marks still visible where the carpet used to be. This hotel is central but certainly NOT boutique AND definitely NOT a Palace. Since getting back home I have emailed the owner several times but nothing back from them, just the receptionist who he appears to be hiding behind. They need to face their clients and discuss what an awful stay they experienced but they just hide with no response. I am someone that will vote with my feet, especially after receiving NO communication from the owner. Think carefully before booking here.

I am not one to leave a negative review however I feel that potential customers and families need to be aware. After reading the negative reviews from previous customers, I decided to cancel my reservations at the hotel 60 days prior to our arrival in Rome. I was not aware that they have a non refundable cancellation policy with booking.com and was informed immediately after my cancellation went through. I tried to rebook with the hotel 1 day later and they told me that the rooms were already taken and therefore I would not be able to be refunded $7,542. Since the hotel already rebooked our rooms they did not loose any funds, only I did. I tried numerous times to speak with Gabrielle, the owner, but he was not willing to discuss the matter and would hang the phone up. Very poor business practice.

DO NOT STAY HERE! I stayed at this hotel for 2 nights and it was a true nightmare. We checked in with 6 suitcases and were directed to our room, when we walked in we were horrified. The room looked like a run down shelter to say the least. Everything in the room looked old and broken, the walls were cracking, the sheets were dirty, we had ants roaming around, the bathroom had mold all over the ceilings, we even had a gecko running around our room. I suffer from allergies and could not stop coughing until i realized that Underneath the bed was MOUNDS of dust. We had asked to change a room and were told that nothing else was available. 80% of the time there was no one at the service desk to ask for help. We had showed the receptionists the photos of the hotel that we saw online in comparison to what we got and she did not care. When we told the receptionists about the gecko she laughed in our faces. The hotel did not take responsibility for anything that we experienced let alone they did not even apologize or offer us anything. we had emailed the hotel twice after we checked out and have not received a single response. Save yourself the anxiety and money and do not book this place. See the photos attached for yourself.

Good location and friendly service. Some of the floors have been refurbished and the photos reflect these. Others haven’t. We were put in non-refurbished room and it would be a struggle to be a two star hotel. Years overdue for a refit; broken safe and very old uncomfortable bed (wife unable to sleep). Smell of mould. Staff are very friendly but disempowered. Good location but very disappointing sleepless and uncomfortable experience
